Securing data that is being transmitted over the internet has been a hot button issue for some-time now, but as internet merchants continue to charge forward; gobbling up more and more retail profits, it has become a necessity and many people are talking about whether or not a small business can exist without a secure network and an SSL certificate. Before you decide if the option is right for you must know what it is first.

What Are SSL Certificates?

In the most basic of terms an SSL certificate is a small data file that is distributed by companies that are placed into websites. When the website is accessed by any person a cryptographic key is initiated which makes all the data processed across the server secure. Basically, it ensures that no third party can steal or garner the information being transmitted over that website at that very moment.

People know when a site is secure by looking for telltale signs of a secure website. Secure sites have their HTTP:// changed to HTTPS:// in the browser. The website will show a padlock that is closed somewhere on the browser bar as well to indicate a secure server. Servers that do not hold such certificates will appear with a regular HTPP address and an opened padlock. Most users will also be prompted when they are about to submit sensitive data across a non-secured server.

For example, online merchants who accept credit card payments should ensure their servers are secured as this data can be phished easily and the ramifications can be far-reaching. Many people know the signs of a secured server, even if they don’t know exactly what it does, and look specifically for these symbols when they are about to input their credit card information. A good percentage of online shoppers, especially seasoned ones, will think twice about placing an order through an unsecured server.

What Type of Businesses Need It?

In theory, no business needs SSL certificates, but they are a great idea for a large portion of retailers today. Any business website that processes transactions should be SSL certified. These numbers are so important to people that they will gladly go to a different site and pay a higher price just to ensure their data is safe by way of encryption. That means any online business or brick and mortar location that also processes transactions online should have SSL certifications.

Any business that asks people to sign up using an e-mail address, user name and password should seriously consider SSL certification. This information is also very sensitive for many people and an SSL certified logo makes them feel safe and at home, thus making them more likely to sign up. Technically, websites that don’t require either of these processes could live without this type of certificate.

National Fire Prevention Week: Fire Safety Tips

Since 1922, the National Fire Protection Association (NFPA) has sponsored Fire Prevention Week. This annual event is used to promote and educate the public on fire safety and fire prevention. The fact that there is a weekly event sponsored by such a well-known organization highlights the need to spread awareness about fire safety and fire prevention.

When it comes to fires, one of the main culprits is your stove or oven. Fire safety when cooking or baking is, obviously, of the utmost importance. You should never cook or bake when you are sleepy or under the influence of alcohol simply because you don’t want to fall asleep if there is something cooking on your stovetop or baking in the oven.

Along the same lines, make sure you stay in the kitchen when you are roasting, simmering or baking food. While it might be tempting to let the food cook as you take care of other tasks around your house, this is not a good idea. If the food boils over or if something outside of the pan ignites during the cooking process, you need to be able to respond to this emergency quickly. (The leading cause of kitchen fires is food that is left unattended while cooking.)

This underscores the need for a working fire extinguisher in your kitchen. Make sure it is stored somewhere readily available, and make sure everyone in your home who cooks or bakes knows how to use it.

Small grease fires can be put out by smothering the flames with a metal lid. Turn off the burner as soon as possible and leave the pan alone until it is completely cool. If there is a small fire in your oven, turn off your oven and keep the door closed until the fire is out.

Of course, if you have any doubt about fighting a fire, even if it’s “just” a small one, evacuate everyone, shut the door to the kitchen behind you (that will help contain the fire) and call 911 immediately.

Keep anything that’s flammable away from your stovetop. This includes utensils, oven mitts, food packaging, hand towels, paper and anything else that could start a fire. Small children should be taught never to touch the oven, and they should be told to stay at least three feet away from it at all times, even when it is not being used.

Fire prevention starts at home. Use common sense, teach your kids to stay away from the stove and make sure you having a working fire extinguisher in case you need it.

Being Lost and Found in the Great Outdoors

Camping and hiking are wonderful ways to get close to nature. Adventuring in the wilderness is uplifting and refreshing. However, there are something important things that every camper should be aware of on a camping trip in the great outdoors.

If you’re heading off into a remote area, there is always the possibility that someone, adult or child, will get lost. Prepare everyone in your party ahead of time with the do’s and don’ts of navigation in the wilderness.

Someday you WILL become lost if you wander the backwoods long enough. Th e important thing is to be prepared when it does happen.

Have you ever heard the old adage, “Indian no lost; teepee lost.” Be at home in the woods, and you’ll never be truly lost. A night in the woods can’t be too uncomfortable if you know how to deal with the situation.

Standard advice to a lost person: Don’t panic. Everyone feels some trepidation, but never loose your sense of reason. Stop and listen to common sense. Don’t let fear take over your sensibilities. Even experienced woodsmen have been lost, and panicked, then lost their life after becoming disoriented, losing their reasoning abilities to panic.

Instruct children what to do if they should become separated from you. Give everyone a whistle to hang around their neck. Teach a child that if he becomes lost, people will be looking for him, and not to hide from the “strangers” that are trying to help. Of course, they should know to be cautious around strangers at all other times. A recent boy scout who was lost in a Utah wilderness, stayed hidden for several days while searchers combed the woods around him!

Make sure your child understands that he shouldn’t keep wandering when separated. Stop and wait for someone to come, instead of wandering farther away from the searchers.

Never head into the woods with out the basics along with you. Bring a map, compass, matches, and knife on every hike. You never know when something unpredicted will happen.

Bring along a compass and map of the area in which you are traveling. In these days of technology, a GPS is indispensable on wilderness backpacking and camping trips.

Tell someone where you are going and when you expect to return. If you do this, rescuers will know where to start looking.

There are many ways to find your directions in the wilderness. The most common way is to locate the North Star at night. The wind in wilderness areas usually blows from the northwest, so the tall pine trees will lean slightly to the southeast. This is another way that can be quite accurate. The old folk tale about moss on the north side of trees, can’t be relied on for positive directions, as moss can grow on all sides of a tree trunk.

Follow a stream downhill. This generally leads to civilization. (In the US that is.) Don’t walk along the immediate bank, where there are many thickets, bog holes, side streams, and swamps. Follow the general water flow and it will lead you out of the woods.

When you finally realize that you are lost, stop, don’t make the search into a foot race between you and the rescuers! In most parts of the US you can’t be more than 24 hours away from searchers, if you will just cooperate.

Sit down think things out. Build a campsite on a riverbank or lakeshore if possible. Gather as much wood as you can before nightfall. Try to make yourself comfortable next to your campfire throughout the night.

The next morning is the time to go about getting yourself rescued. Gather up a large armful of green branch and pile them on your campfire. The smoke will billow into the air, making it simple for searchers to find you. Don’t build more fires, just keep the one you have billowing smoke into the air. Sooner or later the forest service will see the smoke, and come to check out what’s happening. Wave a piece of clothing (preferably light-colored) to signal that you are unhurt. Even if the plane leaves, stay put. They are probably radioing to the ground crew your location.

Stay by your fire, even when you hear people approaching. It’s dangerous to leave the fire blazing. Also, the sounds in the woods can be deceiving. You may just be running in the opposite direction of the searchers if you head off after voices. Give them a chance to find you. If you have a gun, fire a shot. If not, shout loudly.

Getting lost can happen to anyone, even experience backpackers. The most important thing, is to stay sensible and help yourself by helping the searchers find you.

True wilderness survival is a matter of prevention and preparation. If you are prepared every time you enter the woods, you’ll never be caught unprepared. Then you can enjoy the wilderness fully, be confident and even if you get lost, it’s just another adventure!

If you’ve ever been in a situation where you’ve lost your wallet or purse, you understand how terrible the situation can be. You spend all day looking in every nook and cranny you can think of, and it still never manages to turn up. You start worrying that someone might have used your identification card and credit cards to commit identity theft. In this article, I’ll explain what to do if your wallet is stolen or lost.

As mentioned, you really need to search your house or apartment thoroughly. Chance are, you’ve simply misplaced it. Check under the bed, in the couch cushions, and anywhere else you might have been since you last had it. Of course, if you’re reading this article, you’ve probably done all of that already.

Once you’ve ruled out a simple misplacement, you should call any establishment that you have visited recently, including bars, restaurants, hotels, etc. If you visited a place and the wallet or purse was dropped while you were there, someone might have found it and turned it in to lost and found.

If you’re still out of luck, calling your banks to cancel all of your debit and credit cards is a very important next step. If your wallet was stolen or found by some unsavory criminal, you want to try and minimize the damage early. Contacting each of your financial institutions quickly will inform them that you aren’t responsible for any new transactions that occur. After you’ve informed the bank of your lost or stolen wallet, you should also contact the local police department. The police will help your file a report, and if anyone happens to turn in your wallet to them, you will be easier to find. Banks and credit card companies may also want to see that report in order to prove that any fraudulent transaction were not your responsibility.

If you had a drivers’ license in your wallet or purse, it’s important to contact the Department of Motor Vehicles to request a new license. They will generally charge a fee for processing a new license.

In the unfortunate event that your wallet contained a large sum of cash, call your home owners or renters insurance provider immediately. You might get lucky if your policy contains a provision for this, but they will most certainly require a police report. Insurance companies are aware the fraud happens frequently in this type of case, so be prepared to plead your case and provide ample proof.

Lastly, you need to be aware of identity theft on your financial transactions going forward. Check each of your financial statements (online where applicable), and keep an eye peeled for any suspicious looking activity. Check your credit report frequently after your wallet has been stolen or lost, because you never know when someone might try to open a new account in your name.

Losing a wallet or purse is a terrible thing to have happen to you, but if you’re diligent in taking action right away, you can help mitigate any long-term damage. Check your credit report at Equifax, TransUnion, and/or Experian, call the police, and hope for the best. Stay safe!

What Are the Fire Safety Requirements for Landlords?

If you are a landlord you will have legal obligations and duties with regard to fire safety and the protection of your properties and the people who live in them. The three main pieces of legislation which cover this area of law are:

• The Housing Act 2004
• The Smoke and Carbon Monoxide Alarm (England) Regulations 2015
• The Regulatory Reform (Fire Safety) Order (2005) (The Order)

The Regulatory Reform (Fire Safety) Order (2005) (The Order) stipulates that owners, managers, agents are likely to be deemed to be the ‘Responsible Persons’ for the purposes of The Order. What it means is that any person who has some level of control over your property must take reasonable steps to reduce the risk from fire to an acceptable level and ensure people can safely escape if there is a fire. As a landlord, it is likely that for the purposes of The Order you will be The Responsible Person.

As the Responsible Person it will be incumbent upon you to:

1. Ensure you obtain a Fire Risk Assessment of each property you rent out.

The objective of the Fire Risk Assessment is to identify and evaluate all fire risks to which ‘relevant people’ are exposed and eliminate or reduce those risks and to ensure that in the event of a fire, people can safely escape. This can be achieved by carrying out a fire risk assessment.

Relevant people are those persons who are legally allowed on the premises, e.g. staff, visitors, residents and contractors etc.

If you are the responsible person, you must make sure you carry out a fire risk assessment. This task can be carried out by a fire safety professional. However, you will still be responsible, in law, for meeting the order.

As a landlord, if you own or manage a block of flats you will be required by legislation to carry out a fire risk assessment of all the common areas of your properties.

If you own or manage Houses in Multiple Occupancy (HMO’S) you are also required to carry out a fire risk assessment of the property.

The Fire Risk Assessment must:

• Identify fire hazards
• Identify people at risk
• Evaluate, remove or reduce, and protect from risk
• Record, plan, inform, instruct and train
• Review.

2. Ensure the Fire Risk Assessment is reviewed.

Any such assessments must be reviewed by the responsible person regularly so as to keep it up to date particularly if there is reason to suspect it is no longer valid or there has been a significant change in the matters to which it relates, including when the premises, special, technical and organisational measures, or organisation of the work undergo significant changes, extensions or conversions. Where changes to an assessment are required as a result of any such review, the responsible person must make them as soon as practicable after the assessment is made or reviewed. The responsible person must record the significant findings of the assessment, including the measures which have been or will be taken by the responsible person and any group of persons identified by the assessment as being especially at risk.

Good practise and best advice is to review each fire risk assessment annually.

3. Provide Information: Keeping Tenants and Visitors informed.

Signage is extremely important. In the event of a fire, all relevant persons need to know what action needs to be taken and where their nearest fire assembly point is located. Clear fire action signs in the relevant language need to be visibly located. You may wish to consider the following too:

• Alerting each resident to fire safety measures
• Placing fire action signs on the inside of each tenant’s front door
• Holding regular fire safety meetings.

4. Provide fire fighting and fire detection equipment.

Where necessary the responsible person must:

• Ensure that the premises are equipped with appropriate fire fighting equipment and with fire detectors.
• Record, repair and maintain fire safety equipment and any issues within the premises
• Ensure alarms and any non-automatic fire-fighting equipment is easily accessible, simple to use and indicated by signs.
• Take measures for fire fighting in the premises and nominate responsible persons to implement those measures.
• Ensure that the number of such persons, their equipment and their training available to them are adequate, taking into account the size of, and the specific hazards involved in the premises
• Arrange any necessary contacts with external emergency services, particularly as regards fire-fighting, rescue work and first aid and emergency medical care.

5. Keep all emergency exits clear.

All escape routes must be kept clear at all times and any blockages removed immediately.

Nothing should be allowed to obstruct escape routes.

It is worth giving mention here to mobility scooters as these are often stored or left to charge in areas such as corridors or near staircases. They can form an obstruction to escape routes and access when needed. Numerous serious fires around the country have involved mobility scooters.

Landlords who own/manage blocks of flats

Aside from your legislative obligations and duties as mentioned above, you may wish to consider the following:

• Fitting smoke detectors to all properties
• Ensuring that all outside doors can be easily opened at all times from the inside
• Introducing a non-smoking policy in the property
• Carry out regular electrical installation safety checks
• Ensuring all escape routes are kept clear at all times
• Ensure fire doors are fitted
• Employ a fire safety professional to carry out all relevant checks and fire risk assessments and reviews.

Private Sector Landlords

From 1st October 2015, private sector landlords will be required to have:

• At least one smoke alarm installed in every storey of their properties
• A carbon monoxide alarm in any room containing a solid fuel burning appliance (e.g. wood burning stove, a coal fire).
• The landlord must ensure that the alarms are in working order at the start of each new tenancy. Also;

• Gas appliances must be checked by a registered Gas Safe engineer annually
• Electrical appliances must carry the British Safety Standard sign
• Any furnishings you provide in your property must be fire resistant and meet safety regulations
• You must produce safety certificates to your residents, so they can see that gas and electrical appliances have been checked.
• Under the Housing Act 2004, as a landlord, you are required to ensure there are adequate escape routes in the property.

Houses in multiple occupation (HMO)

A house in multiple occupation (HMO) is defined as a dwelling that is occupied by two or more persons not living as a single household but sharing certain facilities such as WCs, bathrooms and kitchens. Tenancy agreements, use of communal areas, relationship between residents, locks on bedroom doors etc will be used to determine whether a group of residents forms a single household or an HMO.

In addition to the legislative obligations and duties detailed above, the HMO Regulations place duties on the manager of an HMO to keep fabric, fixtures and fittings in good order, ensure that occupiers are protected from injury and supply and maintain gas, electricity and other services.

It should also be noted that The Housing Act 2004 empowers Councils to take action where a range of housing hazards, including the risk of fire, occur. The Council can take control of an HMO if the health, safety and well-being of occupiers or people living in the locality are threatened.
